Lyndon House Office Fit-Out

Lyndon House, part of Pad Manor, owns multiple office and warehouse sites across the UK. This particular project involved the fit-out of a large office building that had previously been occupied by police and covert operations.

The client’s goal was to optimise the building for new tenants, creating a mix of open-plan and private office spaces:

  • Middle floor: four offices, each with its own kitchenette and WC.
  • Top floor: one open-plan office with shared kitchen and toilet facilities.

The client allowed flexibility in delivery but required work to be completed within a reasonable timeframe.

What We Did

The project began with a full strip-out, followed by phased construction

Enabling parts of the building to be made ready sooner. Regular site meetings were held with the contracts team, site manager, and client representatives to review progress and address issues such as parking and logistics.
Scope of Work Included:

  • Demolition and strip-out.
  • Office construction and space planning.
  • Mechanical and electrical installations.
  • Decoration throughout.
  • Heating, lighting, and plumbing.
  • Roofing works.
  • Fire-stopping installations.
  • IPS (integrated plumbing systems).
  • Suspended ceilings.

All works were delivered in collaboration with trusted subcontractors.

The Outcome

The finished project delivered modern, flexible office accommodation ready for the market.

The client was pleased with the outcome, describing the final layout and quality as exactly what was needed, with the extras adding further value.

Although the project ran slightly over schedule, it remained within budget relative to the expanded scope, and the building is now ready for occupancy by new tenants.
